Floors for Newer Hillside Homes

Porter Ranch sits in the hilly northwest corner of the San Fernando Valley, below the Santa Susana Mountains. It began as a housing tract, and many of its homes went up in newer developments from the 1990s and 2000s, such as Renaissance Summit near the top of the hill.

Many homes here are two-story tract homes on a concrete slab, often with a wood subfloor upstairs, so we plan each level on its own. Many neighborhoods also have an HOA, so ask yours about any flooring rules before you choose. The area is known for strong winds, and engineered hardwood moves less than solid wood as the air dries out.

How We Install Hardwood

1. Free in-home estimate

We come to your home, measure each room, check the subfloor and talk through options. We bring flooring samples to your home.

2. Subfloor and moisture check

On a concrete slab we test for moisture before we quote. On a raised wood subfloor we check for flatness and loose or squeaky spots.

3. Removal and prep

Our crew removes the old flooring and preps the subfloor, including leveling where it is needed.

4. Installation and trim

We glue, nail or float the new floor to suit your subfloor and product, then finish the stairs and trim.

Engineered or solid?

Both are real wood. Engineered hardwood has a real wood top layer on a layered core, so it moves less as humidity changes, and it is the usual choice on a concrete slab, glued down or floated. Solid hardwood is one piece of wood through the whole plank and goes over a raised wood subfloor, nailed down. In a two-story slab home, that often means engineered hardwood downstairs and the right method for the wood subfloor upstairs, with matching stair treads in between.

Questions We Hear

Do you have a showroom in Porter Ranch?

No. Our only showroom is in Woodland Hills at 21030 Victory Blvd, about 8 miles by car. We come to you for the estimate. We bring flooring samples to your home.

What floor works best over a concrete slab?

Engineered hardwood is the usual choice on a slab, glued down or floated after we test the slab for moisture. Waterproof vinyl plank and laminate also work over a dry, flat slab.

Does my HOA need to approve new flooring?

Many HOAs set rules for hard flooring, such as underlayment requirements. Check with yours and share the rules with us before you choose a floor.

Can you match hardwood on my stairs?

Yes. We match stair treads and nosing to the new floor so the hardwood carries from room to room.

Do you also do countertops, cabinets and remodeling?

Yes. Along with floors, we install kitchen countertops and cabinets and handle interior remodeling, like the total home remodel shown above.

Quick Recommendation

  • Choose hardwood if you want the highest-end look, long-term value, and a floor you can refinish for decades.
  • Choose SPC vinyl for wet areas, homes with pets, or rentals where waterproof performance matters most.
  • Choose laminate if you want a durable, scratch-resistant wood look across the whole home on a tighter budget.

Many Porter Ranch homeowners mix materials: hardwood on the main floor and stairs, SPC in the kitchen, baths, and laundry. We’ll help you plan transitions so it all flows.
