Flooring for Westlake Village Homes and Townhomes
Many Westlake Village neighborhoods are part of homeowner associations. If you live in a townhome or condo with neighbors below, check your HOA’s rules on hard flooring and underlayment before you choose a floor. We’ll help you find a hardwood, SPC, or laminate option and an underlayment that fit the requirements.
Why European White Oak Works So Well in Westlake Village
- Clean, tight grain that looks refined in wide planks
- Takes stain beautifully, from natural and matte white-washed tones to warm browns and deep smoked finishes
- Hard and durable for busy family homes
- Engineered construction available, which is more stable through dry Santa Ana winds and seasonal humidity changes
Custom Hardwood Installation, Done Right
- Subfloor & moisture check: we test concrete slabs for moisture and check wood subfloors in upstairs units and multi-level homes
- Acclimation: wood adjusts to your home per the manufacturer’s guidelines
- Precise installation: nail-down, glue-down, or floating, based on your subfloor and product
- Finishing details: matching stair treads, nosing, vents, and transitions so the floor looks seamless from room to room

Engineered Hardwood, European White Oak and Herringbone for Westlake Village Homes
Hardwood is the floor we install most, and the right one depends on what is under it. We check the subfloor at the in-home visit, recommend the construction that fits, and we install it as a licensed flooring contractor.
Engineered hardwood for slabs, townhomes and upper floors
Engineered hardwood is a real wood wear layer over a stable core, so it handles Southern California’s dry seasons and Santa Ana winds better than solid wood. On a concrete slab we glue it down after a moisture test. Over a raised wood subfloor it can be nailed down, and in some condos and townhomes a floating installation is the better fit. For HOA units we match the underlayment to the association’s sound rules.
European white oak, our specialty
We carry wide-plank European white oak from 7.5″ to 13″ wide in 2, 4 and 6 mm wear layers, in natural, wire-brushed and custom-stained finishes. In smaller rooms a very wide plank can work against you, so we help you choose the width. Compare boards at our Woodland Hills showroom, or we bring flooring samples to your home. See our European white oak floors.
Herringbone and wide plank
Herringbone shows every high and low spot in a subfloor, so we self-level before laying any wood. In the featured project above, the first floor is Monarch Plank Lago engineered hardwood in the color Devero, in herringbone, and the floor changes to a 6.5″ plank upstairs.
Solid hardwood
Solid hardwood is milled from one piece of wood and nailed down over a raised wood subfloor, so it is not the choice for a slab. It reacts more to dry air, so we let it acclimate per the manufacturer’s guidelines before installation.
How does hardwood floor installation work?
- In-home visit and measure. We bring flooring samples to your home, measure your rooms and check the subfloor.
- Subfloor and moisture check. A concrete slab gets a moisture test before we quote. On a slab we install engineered hardwood; over a raised wood subfloor, solid or engineered boards can be nailed down.
- Written quote. Installation is quoted in writing after we measure, and the quote lists each part of the job on its own line.
- Removal. We remove and haul away the old flooring.
- Prep and leveling. We level the subfloor, and the wood acclimates to your home per the manufacturer’s guidelines.
- Installation. Nail-down, glue-down or floating, based on your subfloor and product. On a concrete slab, engineered hardwood is usually glued down.
- Trim and stairs. Transitions, baseboard and vents, plus stair treads, risers and nosing, planned with the floor so it looks seamless from room to room.
- Walkthrough. We go over the finished floor with you before we call it done.

What affects the cost of hardwood installation?
Hardwood floors from $3.49/sq ft, material only. Installation is quoted in writing after we measure your rooms and check the subfloor. The total depends on:
- The floor you choose: solid or engineered, species, plank width and length, grade, wear layer and finish
- Pattern: a straight lay, or herringbone and chevron, which need more extra material for cuts
- Square footage and room layout, including closets, halls and transitions
- Removing and hauling away the old floor
- Subfloor leveling, and any moisture work a concrete slab needs
- Installation method: nail-down, glue-down or floating
- Stairs: treads, risers and nosing
- Transitions, door clearances and baseboard
Delivery available, charged separately based on job site location and project size. For a deeper breakdown, see our guide to what sets hardwood flooring prices.
Laminate and vinyl, where they fit better
Hardwood comes first for us, but for kitchens, baths, laundry rooms and rentals, waterproof SPC vinyl or laminate can be the better choice. Both are covered below.
Waterproof SPC Vinyl Plank Flooring in Westlake Village
For kitchens, bathrooms, laundry rooms, and homes with pets, SPC (stone plastic composite) vinyl plank gives you a realistic wood look with a waterproof, rigid core. It’s also a good fit for townhomes where you want durability without a big budget.
Why Westlake Village Homeowners Choose SPC Vinyl
- Waterproof planks, ideal for kitchens, baths, and laundry rooms
- Scratch- and dent-resistant wear layer for homes with dogs and active kids
- Rigid core that handles slab floors and minor subfloor imperfections well
- Quieter underfoot with attached underlayment options
- Underlayment options that can help with HOA sound requirements

Westlake Village Flooring FAQs
Do I need HOA approval for new floors in my Westlake Village townhome?
It depends on your association. Many HOAs with stacked or attached units have rules on hard flooring and minimum sound ratings for underlayment. Check your CC&Rs or ask your HOA first, then share the requirements with us so we can recommend a compliant floor.
Is hardwood a good choice for homes near the lake?
Yes. The lake doesn’t make indoor air humid enough to cause problems, but Southern California’s dry seasons and Santa Ana winds can. Engineered hardwood handles those swings better than solid wood, and proper acclimation matters for any hardwood floor.
Do you come to homes in Westlake Village?
Yes. We come to homes on either side of the county line and measure during the same visit. Call (818) 963-0878 to schedule.
Have you installed herringbone hardwood in Westlake Village?
Yes. In a 91361 home we self-leveled the floors and glued down Monarch Plank Lago engineered hardwood in the color Devero, in herringbone on the first floor. Upstairs, the floor changes to a 6.5″ plank.
How far is your showroom from Westlake Village?
Westlake Village is a short drive from our Woodland Hills showroom at 21030 Victory Blvd. We come to your home for the estimate and bring flooring samples with us.
Who installs the floors?
We install every floor we sell as a licensed flooring contractor, CSLB #1005283 (C-15). Glamour Flooring is a family business since 2007.
Do you install laminate and vinyl in Westlake Village too?
Yes. Hardwood is our focus, but we also install laminate and waterproof SPC vinyl, often in kitchens, baths and rentals.
What does hardwood cost, and do you deliver?
Hardwood floors start at $3.49/sq ft, material only; installation is quoted separately. Delivery available, charged separately based on job site location and project size.
Can hardwood go over a concrete slab?
Yes, engineered hardwood. We test the slab for moisture and level it where needed, then glue the floor down. In our Westlake Village herringbone remodel we used a moisture-barrier adhesive over the concrete areas.
How wide can a European white oak plank be?
Our wide-plank European white oak runs from 7.5″ to 13″ wide, with 2, 4 and 6 mm wear layers. In smaller rooms a very wide plank can work against you, so we help you choose the width at the in-home visit.
Do you remove the old floor?
Yes. As a licensed flooring contractor, we remove the old carpet, tile or wood, test for moisture and level the subfloor before the new hardwood goes in.
Can you match hardwood stairs to the new floor?
Yes. As a licensed flooring contractor, we install stair treads, risers and nosing to match the new floor, and we plan landings and transitions together with it.
