Floors for Mid-Century Homes
Granada Hills began as farm and orchard land and grew into a neighborhood of mid-century homes, including the Balboa Highlands tract built by Joseph Eichler and the Knollwood area, with O'Melveny Park in the hills above.
Many mid-century homes here sit on a concrete slab. On a slab we test moisture first and usually recommend engineered hardwood, glued down or floated. If your home has radiant heat in the floor, we only recommend products the manufacturer rates for it and follow its installation guide. Ranch homes on a raised wood subfloor can take solid or engineered hardwood.
How We Install Hardwood
1. Free in-home estimate
We come to your home, measure each room, check the subfloor and talk through options. We bring flooring samples to your home.
2. Subfloor and moisture check
On a concrete slab we test for moisture before we quote. On a raised wood subfloor we check for flatness and loose or squeaky spots.
3. Removal and prep
Our crew removes the old flooring and preps the subfloor, including leveling where it is needed.
4. Installation and trim
We glue, nail or float the new floor to suit your subfloor and product, then finish the stairs and trim.
Engineered or solid?
Both are real wood. Engineered hardwood has a real wood top layer on a layered core, so it moves less as humidity changes, and it is the usual choice on a concrete slab, glued down or floated. Solid hardwood is one piece of wood through the whole plank and goes over a raised wood subfloor, nailed down. Clean, light floors suit mid-century rooms, and many owners compare natural-tone oak and matte finishes before they decide.

Already have hardwood you want to keep? We also refinish existing floors.

Questions We Hear
Do you have a showroom in Granada Hills?
No. Our only showroom is in Woodland Hills at 21030 Victory Blvd, about 9 miles by car. We come to you for the estimate. We bring flooring samples to your home.
Can you install hardwood over radiant heat?
Only with products the manufacturer rates for radiant heat, and we follow its installation and temperature guidelines. We check this during the estimate.
Do you test slab moisture?
Yes. We test a concrete slab for moisture before we quote and check it for flatness.
Can you redo the stairs along with the floor?
Yes. We match stair treads and nosing to the new floor, like the oak treads with white risers in the remodel above.
Do you remodel more than floors?
Yes. We install kitchen countertops and cabinets and take on bathrooms and whole-home interiors. The remodel above also covered the kitchen, the baths and a closet.
Can original hardwood in a ranch home be refinished?
Yes. Along with new hardwood installation, we also sand and refinish existing hardwood floors. During your free in-home estimate we’ll look at your current floor and tell you whether refinishing or a new floor makes more sense.
